Why Permits Get Rejected: 7 AHJ Red Flags
Across the residential and commercial sets we review, rejections cluster into a small number of repeatable causes. None of them are hard to fix. All of them are expensive to discover after submission.
1. Missing or inconsistent structural attachment detail. The roof plan says one rafter spacing, the detail sheet says another, and the reviewer stops reading. Attachment spacing, fastener type, and pull-out values must agree across every sheet.
2. Load calculations that do not match the equipment schedule. If the inverter listed in the schedule is not the inverter used in the 705.12 busbar calculation, the whole calculation is suspect.
3. Wrong code cycle. Adjacent counties frequently sit on different NEC adoptions. Designing to 2023 in a 2020 jurisdiction reads as carelessness, even where 2023 is stricter.
4. Site plan without required setbacks. Fire access pathways, ridge setbacks, and property-line dimensions are jurisdiction-specific and are checked first because they are the fastest thing to check.
5. Unlabelled conductors and conduit fill left unstated. Reviewers want conductor size, type, count, and conduit fill on the three-line — not just on a note.
6. Placard schedule missing. Labels are code text; a reviewer can verify them without leaving the drawing. Omit them and you invite a full re-read.
7. No revision control. A set submitted with an untitled revision block and no date makes it impossible for the reviewer to confirm they are looking at the current version.
The pattern behind all seven is the same: the reviewer is not looking for reasons to approve. They are looking for a complete, internally consistent document. Build the set for that reader and approval stops being a gamble.
